EDWARDSVILLE – Edwardsville city officials are moving forward with plans for a new subdivision for future development known as “University Pointe Plaza.”

Aldermen unanimously approved a preliminary plat for the University Pointe Plaza subdivision at their May 4, 2026 meeting.

The proposed 24.5 acre subdivision is located at the corner of Illinois Route 157 and University Drive. The site would include seven lots and two common area lots, according to a city staff report on the preliminary plat from the Edwardsville Department of Public Works.

The subdivision would also include 1.18 acres of passive greenspace, exceeding the city’s 4% greenspace requirement. Sidewalks would also be provided throughout the site, and a shared use path is set to be built along Illinois Route 157.

The site is set to include even more greenspace than shown in the preliminary plat after aldermen approved an amendment from Alderman SJ Morrison to reduce parking on lots 1, 5, 6, and 7 by one row. He said this will allow for more greenspace and less concrete between the subdivision and Illinois Route 157.

“I think this is going to be a great development and a nice addition to the community,” Morrison said, thanking officials with Thouvenot, Wade & Moerchen Inc. (TWM) for their cooperation in working with city officials.

The property is currently zoned as B-2, classifying it as part of a Commercial Business District. Water, sewer, and fire protection services will be provided by the City of Edwardsville, while electricity will be provided by Ameren Illinois.
